Many owners of old wooden dwellings are unable to correctly and correctly determine what will be wiser and cheaper: the reconstruction of the building or the construction of a new building. And this is quite justified, because for an unambiguous answer to the problem, it is necessary to perform a deep analysis of the technical condition of the structure, to determine what is meant by the reconstruction in this particular case.
In general, the reconstruction of a wooden house is a lengthy concept. It is necessary to specify what exactly is meant: a small alteration of the terrace or, for example, a change of load -bearing walls, renewal of the facade, arranging the attic. At the same time, you can not confuse reconstruction and repair – these are different concepts.
Reconstruction can do more than the construction of houses from a profiled timber, because it requires highly qualified designers and builders. It is unlikely that anyone will be able to determine the exact price of reconstruction work from the very beginning, until the project and estimate are fully determined.
We can confidently say that if the reconstruction is caused by the need to replace most functional components, it will cost much more than the construction of equivalent new housing. In such cases, the implementation of the reconstruction should be justified by very good factors: for example, architectural or historical value. The project equivalent in properties and the construction of a country house will cost 20% cheaper than a possible deep reconstruction.
An approximate list of changes that falls under the term “reconstruction”:
• the construction of the extension, in that number of the veranda or terraces;
• an increase in the foundation, for example, its extension;
• Roof reconstruction (change of rafter system, installation of the attic floor);
• replacement of the reproductive base and coating;
• Replacing the rotten elements of the wall of the wooden house.
